Land Development

Dawson County accepts development packets electronically. Completed packets should be sent to smorgan@dawsoncountyga.gov.  

  • A completed packet consists of:
    • PDF of the project;
    • Hydrology report;
    • Land disturbance permit application; and
    • Minimum review fee of $1,000.00. Plans will not be reviewed until the minimum review fee has been paid.
  • Comments for submitted plans will be provided on the second Thursday from the submittal date.
  • Once plans have been approved, the following must be submitted to the Planning and Development Department for final stamp and signatures:
    • A revised PDF addressing all comments; and
    • Two (2) stamped paper copies of revised plans.
  • Permits will be released to a General Contractor:
    • General contractor must be registered with Dawson County, hold a Georgia State Contractors License, and be certified GSWCC.
    • Any remaining fees are due before permits are released.
  • Residential Land Disturbance developments are required to file a Notice of Intent with the Georgia Environmental Protection Division:
    • In an EPD Classified Common Development (no matter the size of the lot).
    • Within 200' of any water.
    • Clearing/grading an acre or more of land (including driveway).
