Subdivision of Land

Our planning department conducts a review of plats that do not propose any new public roads or other public facilities (Minor Plat). If the plat complies with all regulations, staff shall execute a certification indicating such compliance on the face of the plat and return the plat to the surveyor for recording. If the plat does not comply with all county regulations, detailed comments from the Departments of Public Works and Planning and Development reflecting why the plat did not comply with these regulations will be sent to the surveyor.  The  Fire Marshals Office and the utility provider may also provide reviews and comments.  The typical review period is ten work(10) days, ensuring a comprehensive evaluation.

A Land Disturbance Permit is required for road construction and infrastructure installation to develop platted properties.  Multiple county and state agencies review all Land Disturbance Permits. After all necessary departments review the plans, they provide valuable comments to the plan designer. To obtain approval for a Land Development Permit to create a subdivision, we guide the applicant to address these comments. This ensures that the final plans meet all necessary requirements and receive final approval (stamp on plans) from each reviewing department, providing a clear path to success.

Regardless of the lot size, developers of residential Land Disturbance Developments must file a Notice of Intent with the Georgia Environmental Protection Division. This is a requirement for an EPD Classified Common Development. Additionally, the same notice must be filed if the development is within 200' of any water or involves clearing/grading an acre or more of land (including the driveway).

Dawson County requires CAD drawings for final plats and as-built drawings to be submitted in a specific digital format and a metadata file describing the CAD drawings. (This includes revisions of approved plans.) In addition, GIS requires tabular information describing Stormwater and Sewer features. These should accompany a PDF of the project. These requirements are in addition to the existing hard-copy submission requirements.
