Land Development
Dawson County accepts development packets electronically. Completed packets should be sent to smorgan@dawsoncountyga.gov.
- A completed packet consists of:
- PDF of the project;
- Hydrology report;
- Land disturbance permit application; and
- Minimum review fee of $1,000.00. Plans will not be reviewed until the minimum review fee has been paid.
- Comments for submitted plans will be provided on the second Thursday from the submittal date.
- Once plans have been approved, the following must be submitted to the Planning and Development Department for final stamp and signatures:
- A revised PDF addressing all comments; and
- Two (2) stamped paper copies of revised plans.
- Permits will be released to a General Contractor:
- General contractor must be registered with Dawson County, hold a Georgia State Contractors License, and be certified GSWCC.
- Any remaining fees are due before permits are released.
- Residential Land Disturbance developments are required to file a Notice of Intent with the Georgia Environmental Protection Division:
- In an EPD Classified Common Development (no matter the size of the lot).
- Within 200' of any water.
- Clearing/grading an acre or more of land (including driveway).
