Commercial Building/Land Development

Dawson County accepts all Commercial /Land Development Permit packets electronically.  The following items should be sent to smorgan@dawsoncountyga.gov:  

  • A completed packet consists of the following:
    • Commercial permit application;
    • Meter base application (if applicable);
    • Preliminary subdivision plat checklist (if applicable); or
    • Final subdivision plat  (if applicable)
    • PDF of the project; LDP plans must include grading and tree preservation plans, stormwater, Soil Erosion Control
    • Minimum review fee: plans will not be reviewed until the minimum review fee has been paid.
  • Comments for submitted plans will be available on or before the second Thursday from the submittal date;
    • Amended plans must address all comments to gain approval; the following must be submitted to the Planning & Development staff for reviewers' signatures:
    • A PDF of the complete plan set; and
    • Two (2) signed/sealed stamped hard copies of the plans
  • Commercial Permits will be released to a General Contractor:
    • General contractor must be registered with Dawson County and must hold a Georgia State Contractors License;
    • State Regulated Trades must complete an affidavit (affidavits are found on the building permits page) and
    • Any remaining fees are due before permits are released.
